Do I have to sign a lease?

Highland Associates requires all of their first-time tenants to sign a one year lease. Leases protect the tenant, landlord and Highland Associates. 

Am I expected to pay 1st and last month’s rent?

All first-time tenants are required to pay first and last month’s rent.

Can I bring my pets?

Pets may be allowed in some rental units depending on the size of the animal and the unit. Some landlords prefer no pets. Please inquire during showings.

Do you conduct a credit check?

Highland Associates conducts credit checks on all rental applicants.

How do you screen rental applicants? 

Highland Associates conducts a credit check, reference checks and landlord checks on all applicants.

What is included in the rental price?

While some of our rental properties are all inclusive, typically rent is a base price that does not include utilities, water or heat. Please enquire during showings.

Are Laundry Facilities Available?

Some of our apartments are in facilities that have communal coin laundry facilities. Other rental units are equipped with an independent washer and dryer, while others are not. Please inquire during showings.

Is parking available?

Parking may be available at some units, please inquire during showings.

How long does the application process take?

Applications are processed as quickly as possible, however it could take time to connect with references or past landlords who are identified on the application forms. Highland Associates try to process application forms within five business days.

What are the next steps if the application is accepted?

Highland associates will prepare the lease and schedule a time to have it signed. Once signed tenants are expected to contact the appropriate utilities to have accounts opened in their name. 

Do you provide information on Rights and Responsibilities of Tenants?

Yes, on signing a lease, a sheet outlining Rights and Responsibilities of Tenants and Landlords is provided.
